Should I Sell My House Now or Wait Until Fall?

If you’ve been thinking about selling your home in Palm Beach or Broward County, you may be asking yourself a very reasonable question:

Should I sell now, or would I be better off waiting until fall?

There’s a common assumption in real estate that certain times of year are automatically better for sellers. And while seasonality can influence buyer activity, the answer isn’t as simple as waiting for the calendar to change.

In South Florida especially, the better question may be:

What would actually improve by waiting?

The Market Is Moving, But Buyers Have Choices

Today’s market looks very different from the frenzy we experienced a few years ago.

Buyers are still buying. In fact, Florida single-family home sales in June 2026 were up 9.3% compared with the previous year, while condo and townhouse sales increased 14%.

At the same time, buyers have more choices, and that has changed how they approach a purchase.

In Palm Beach County, for example, Zillow reported more than 14,000 properties for sale as of the end of June. Homes were taking a median of approximately 49 days to go pending, and more than 80% of recorded sales were closing below the seller's final list price.

That doesn't mean homes aren't selling.

It means pricing, positioning and presentation matter more.

Will Waiting Until Fall Mean a Higher Sale Price?

Maybe. But there is no guarantee.

Waiting for fall only makes sense if you have a reason to believe the conditions surrounding your particular property will improve.

Mortgage rates could come down and bring additional buyers into the market. Inventory could decrease. Demand for your neighborhood or property type could strengthen.

But the opposite could happen too.

More sellers could decide to list. Rates could remain elevated. Buyers could continue to have plenty of inventory to choose from.

Trying to perfectly time the real estate market is difficult because we don't know today what conditions will look like several months from now.

What we can evaluate is the market that exists right now.

South Florida Doesn't Follow the Same Seasonal Rules

This is particularly important for homeowners in Palm Beach and Broward counties.

In many parts of the country, sellers think about spring and summer as the primary selling season because families want to move while children are out of school and colder weather can slow activity later in the year.

South Florida operates a little differently.

Our market benefits from year-round relocation, second-home buyers, retirees, investors and seasonal residents. Fall can certainly bring additional activity as seasonal residents begin returning to Florida, but that doesn't mean every property becomes easier or more valuable to sell simply because October or November arrives.

The impact of seasonality can also vary considerably between a single-family home in Boca Raton, a condo in Fort Lauderdale, a townhouse in Delray Beach or a home in western Palm Beach County.

That's why looking at your specific competition is more useful than relying on a general rule about the best month to sell.

There's Also a Cost to Waiting

This is something sellers sometimes overlook.

If you already know you need or want to sell, waiting isn't necessarily free.

You may continue paying your mortgage, property taxes, insurance, HOA or condo fees, utilities and maintenance for several additional months.

For some homeowners, waiting three months for the possibility of getting a slightly higher price doesn't make financial sense once those carrying costs are considered.

For others, waiting may absolutely be worthwhile.

The numbers should help make that decision.

So, Should You Sell Now?

If you need to sell, there isn't necessarily a reason to postpone your plans simply because fall sounds like a better time to list.

There are buyers actively purchasing homes in Palm Beach and Broward County right now.

But today's buyers are selective.

A property that enters the market significantly overpriced can sit while buyers choose competing homes. A property that is positioned correctly from the beginning has a much better opportunity to capture attention while the listing is still fresh.

That's why our recommendation isn't automatically "sell now" or "wait until fall."

It's to look at the data surrounding your property first.

Before making the decision, we would want to know:

  • What has actually sold in your neighborhood recently?
  • What are those homes selling for compared with their asking prices?
  • How many similar properties are currently competing with yours?
  • How long are those properties taking to sell?
  • Are prices in your specific segment moving up, down or remaining relatively stable?
  • What would it cost you to hold the property until fall?
  • Is there anything likely to materially improve your home's value or marketability by waiting?

Once you answer those questions, the decision becomes much clearer.

The Best Time to Sell Is Personal

There is no universal "perfect" month to sell a home.

Sometimes waiting is the right strategy.

Sometimes listing now is the better financial decision.

And sometimes the difference between the two has far less to do with timing than it does with how the property is priced, presented and marketed once it hits the market.
