Boca Raton continues to evolve, and one of the city’s more significant redevelopment projects is taking shape along North Military Trail.
The former Office Depot corporate campus at 6600 N. Military Trail is being transformed into a mixed-use destination designed to bring residential living, dining, retail, wellness and office space together on one property.
For those familiar with this stretch of Boca Raton, the project represents a noticeable shift in how the area could look and feel in the years ahead.
What Is Planned for 6600 N. Military Trail?
The approximately 29-acre property is being redeveloped in phases. Plans approved by the City of Boca Raton include:
- An eight-story residential building with 500 rental residences
- Approximately 43,000 square feet of new restaurant and retail space under the original approved plan
- A nearly 37,000-square-foot fitness and wellness facility
- Renovated and retained office space
- New walkways, landscaping and other improvements intended to create a more connected mixed-use environment
The City of Boca Raton approved the mixed-use redevelopment plan in February 2025. The project is being developed through a partnership involving PEBB Enterprises, BH Group and Related Group.
The residential portion moved another step forward in 2025 when Related Group acquired approximately 10 acres of the campus for the development of the planned 500-unit rental community.
Equinox Is Coming to the Property
One of the most notable additions announced for the development is Equinox, which is expected to occupy the project's approximately 37,000-square-foot fitness and wellness space.
The arrival of a luxury fitness brand like Equinox, combined with planned restaurants and retail, signals an effort to make the property more than an office campus or residential development. Instead, the vision is a destination where people can potentially live, work, dine and access amenities within the same environment.
A Changing Corridor in Boca Raton
The redevelopment is also part of a larger story unfolding throughout Boca Raton.
Military Trail and the surrounding northwest Boca corridor have historically been home to major corporate offices, commercial properties and established residential communities. As new projects introduce additional housing and lifestyle-focused amenities, these areas are beginning to take on a more mixed-use character.
Projects of this scale can have an impact beyond the boundaries of the development itself. New residences bring additional people into an area, while restaurants, retail and wellness concepts can create new destinations for surrounding neighborhoods.
